Perched high above the hills of Napa Valley

this custom factory built residence was envisioned as a project that pushes beyond the conventional expectations of modular construction while embracing the surrounding landscape and expansive valley views. Currently in development with NEWMOD, the approximately 2,400 square foot home combines modern architecture, refined materiality, and a deeply site driven approach to design.

Modern Architecture Defined by Light and Shadow

The home is defined by a dramatic mono slope roofline with oversized cantilevered eaves that create strong horizontal lines and deep shadowing across the structure. Walls of glass wrap across the front of the residence and continue around the corners, opening the home toward the landscape and filling the interior with natural light throughout the day. Both the interior and exterior are planned with concrete overlay finishes, creating a monolithic architectural presence that feels grounded within the hillside terrain while contrasting against warm natural materials and softer interior textures.

Modern Open Living Framed by Texture and Scale

Inside, the home is designed around a minimal and calming palette with soaring 13 foot ceilings, dark teak cabinetry, textured concrete surfaces, integrated lighting details, and carefully layered finishes that create warmth without overpowering the simplicity of the architecture. The expansive open living and dining spaces are designed to feel connected while still maintaining a distinct sense of purpose and scale. Just beyond, the kitchen is tucked around the corner to create separation while remaining visually tied into the main living areas. Designed as a true chef’s kitchen, the space emphasizes functionality, entertaining, and clean architectural lines throughout.

A Vision for Modern Vineyard Living

The residence includes a spacious primary suite with a private bath overlooking the property, a secondary guest suite with its own bathroom, and an additional powder bath for guests. The broader vision for the property also includes a detached ADU, separate garage, infinity edge pool, and future vineyard overlooking the Napa Valley landscape.

Designed as a fully electric home with a roof integrated entirely with solar panels, the project reflects a forward thinking approach to modern living and sustainable construction. The residence is currently progressing through architectural development, engineering, and permitting, with construction anticipated to begin in Spring 2027.
