New Mod was founded around the belief that factory built construction can move beyond standardization and become a more elevated approach to residential and commercial development.
With roots in the building industry spanning more than three decades and direct involvement in factory built construction since 2017, our studio was established with a focus on rethinking how these projects are approached, designed, and brought to life.
Our work spans residential homes, commercial environments, modular developments, and emerging forms of factory built architecture. By operating between design, manufacturing, and construction, we are able to approach projects with a broader perspective that considers both the creative and technical sides of development from the beginning.

Benjamin West is the Founder & Lead Designer of New Mod, with a background shaped by decades of experience across development, construction, manufacturing, and factory built housing. His lifelong connection to architecture, construction, and the creative side of the building industry has given him a broad perspective on how projects are conceived, coordinated, and ultimately brought to life.
With a lifelong connection to design, construction, and architecture, Benjamin has always been drawn to the idea that modern construction can become more efficient, scalable, and accessible while continuing to push the boundaries of architecture and innovation. That perspective shaped a broader vision for how factory built construction could evolve beyond conventional expectations and ultimately became the foundation of New Mod.
Living and working on the West Coast, he witnessed firsthand the growing challenges surrounding housing affordability, rising construction costs, and the increasing demand for smarter development solutions. Recognizing a major gap in the market, he became focused on how factory built methods could create new opportunities for housing, commercial development, and infill projects while making high quality construction more accessible to a broader range of people.
Today, Benjamin continues to focus on expanding what is possible within factory built construction through innovation, collaboration, and a long term commitment to advancing the industry. His work is driven by a belief that the built environment has the ability to improve people’s everyday lives and that modern construction should evolve in ways that are more efficient, adaptable, and architecturally driven for the future.
